Commercial Property Loans
At GCC, we have a large variety of financial products available to our clients that include, but are not limited to the following financing facilities.
- Full Doc: This is the mainstream type lending offered by the banks. The borrower needs to demonstrate serviceability based at least 2 years financials and must have a clear credit history.
- Lite Doc Property Finance: This category of financing is geared towards borrowers who cannot meet the full requirements for full doc finance, but can nonetheless demonstrate serviceability by other means, such as a lease document which would stand as security for the loan.
- Low Doc Property Finance: is the best option for prospective borrowers who cannot show the financial and tax statements required for full and lite doc financing. Borrowers in this situation can use an accountant’s letter to show serviceability for the loan.
- No Doc/Asset Lend Property Finance: There are of course situations where borrowers cannot show any of the requisite financial documents or an accountant’s letter to prove that the facility they are applying for are serviceable. This facility allows the developer to structure a finance plan that is essentially an asset lend.

Commercial Property Development Loans
GCC has a number of development finance facilities available to meet your needs. While we have a multitude of financial products available to our clients, the primary forms of development finance are:
- Total Development Cost (TDC) Financing: This form of development financing is perhaps the most difficult to acquire as the application requirements are somewhat stringent. However, it is also the cheapest form of financing available, and is offered by all manner of lending institutions, from banks and super funds to private lenders. Calculated as a percentage of the total construction and development costs involved in the project, TDC financing is typically capped at a maximum of 85% of the project’s total hard costs. TDC financing requires borrowers to show proof of pre-sales as well as a thorough financial and tax accounting going back a few years.
- Gross Realizable Value (GRV) Financing: A project’s GRV, or gross realizable value, is its projected end value upon completion. GRV is based as a percentage of that end value, and is usually offered at a maximum of 70% of the GRV. This type of financing is only available from private lenders. While it is not as cheap as TDC financing, GRV financing has a significant advantage in that it does not require the developer to produce full tax and financial statements, nor does it necessitate pre-sales.
